# 10 Signs Your Roof Is Telling You Something
> **Quick Answer:** The top signs you need a new roof are: age over 20 years, curling or missing shingles, granules in gutters, daylight through the attic, sagging areas, and recurring leaks. If you notice multiple signs, schedule a [free roof inspection](/contact) before small problems become expensive damage.
Roofs don't fail dramatically. They give you hints first—little signs that something's wrong. Miss those signs, and the next hint might be water dripping into your living room.
Here's what to watch for.
## 1. It's Getting Up There in Years
Most asphalt shingle roofs last 20-25 years. Some push 30 with good ventilation and mild weather. But if your roof is approaching that range, don't wait for problems to appear.
**How to check:** Look at your home improvement records. Ask neighbors with similar houses when they had roof work done. Or just think about when you moved in and what you were told about the roof.
A 22-year-old roof might look fine from the ground. It's still running out of time.
## 2. Shingles Are Curling
Shingles curl two ways:
**Cupping** — the edges turn upward, creating a bowl shape.
**Clawing** — the middle rises while edges stay flat.
Both mean the shingles are done. They've lost their flexibility, their waterproofing is compromised, and they'll start letting water through.
Once curling starts, it doesn't reverse. Those sections need replacement—and if curling is widespread, that means the whole roof.
## 3. Shingles Are Missing
Walk around after storms. Look up. See bare spots where shingles used to be?
Every missing shingle is an open door for water. One or two can be replaced. But if you're finding missing shingles regularly, the nails are losing their grip and the whole roof is failing.
## 4. Your Gutters Are Full of Granules
Those little rock-like particles on shingles aren't decoration. They protect the asphalt underneath from UV damage.
When shingles age, granules fall off. You'll see them piled in gutters, collected at downspout exits, washed into flower beds.
Some granule loss is normal, especially on new roofs. Heavy, ongoing granule loss means your shingles' protective layer is wearing away.
## 5. You Can See Daylight in the Attic
Go into your attic on a sunny day. Turn off the lights. Look at the roof boards.
See light coming through? Water can get through too.
Daylight means gaps, cracks, or holes in your roof structure. This needs immediate attention.
## 6. The Roof is Sagging
This is serious. Sagging means structural failure.
The decking might be waterlogged from long-term leaks. The supports might be damaged or inadequate. Either way, a sagging roof can collapse.
If you see sagging, call someone today. Not next week. Today.
## 7. Water Stains on Your Ceilings
Brown spots on your ceiling are classic leak signs. But here's the tricky part: the leak might not be directly above the stain.
Water travels along rafters, joists, and sheathing before finding a place to drip. The source could be several feet away from where you see the evidence.
Water stains mean water is getting in. Finding exactly where is the next step.
## 8. Your Energy Bills Are Climbing
A compromised roof lets conditioned air escape and outside air enter. Your HVAC system works harder. Your bills go up.
If your energy costs have increased without explanation—and you've ruled out other causes—your roof might be failing to insulate like it should.
## 9. Moss, Algae, or Dark Streaks
A little moss in a shady spot isn't the end of the world. But extensive growth?
Moss holds moisture against shingles, accelerating decay. Algae (those dark streaks) indicates moisture problems that shouldn't exist on a healthy roof.
Surface cleaning helps with appearance, but the growth is a symptom. If your roof is hosting a garden, something's enabling that growth.
## 10. Damaged Flashing
Flashing is the metal around chimneys, vents, skylights, and roof edges. It seals the vulnerable spots.
Look for flashing that's:
- Cracked or split
- Rusted through
- Pulling away from surfaces
- Missing entirely
Old flashing was often tar-based. It dries out and cracks over time. Modern metal flashing lasts much longer.
If your flashing is failing, water is getting into all the places it shouldn't.
## What to Do When You See These Signs
### Step 1: Don't Panic, But Don't Ignore
Finding problems doesn't mean your roof will collapse tomorrow. But it does mean you need to act.
### Step 2: Get a Professional Look
A qualified roofer can assess damage safely and tell you things you can't see from the ground. We offer free inspections—look at your roof, give you an honest assessment, no obligation.
### Step 3: Understand Your Options
Sometimes repairs make sense. Sometimes replacement is the better investment. The answer depends on:
- How extensive the problems are
- How old the roof is
- What your budget looks like
- How long you're staying in the house
We'll tell you what we'd do if it were our house.
### Step 4: Get Multiple Opinions
For major work, talk to 2-3 contractors. Compare scope, not just price. Make sure you're evaluating the same work.
## We'll Tell You the Truth
Not every inspection turns into a roof job. Sometimes the honest answer is "you're fine for a few more years." We'll tell you that.
If you do need work, we'll show you options, explain the tradeoffs, and give you a written proposal you can compare to others.
**Call ** or send a message. We'll set up a time to take a look.
