# How Long Does Replacing a Roof Actually Take?
The short answer: most residential roof replacements take 1-3 days. But that's just the installation. The whole process—from deciding you need a roof to admiring your finished one—involves more steps.
Let me walk you through it so you know what to expect.
## The Quick Version

## The Full Timeline: Step by Step
### Week 1-2: The Homework Phase
**Getting quotes (2-5 days)**
You call a few contractors. They come out, measure, look at your roof, and put together estimates. Smart homeowners get at least three quotes.
Our inspections take about 30-45 minutes. We're looking at your current condition, measuring everything, checking ventilation, looking for issues that affect pricing.
**Choosing a contractor (1-7 days)**
Compare quotes. Check references if you want to. Make your decision. Sign the contract.
**Scheduling (1-14 days)**
This is the variable part. During busy season (late summer through fall), you might wait two weeks or more. Slower months, we can often start within days.
If you're filing an insurance claim, add time for the adjuster to come out—that can add 1-3 weeks depending on how busy they are.
### Day Before Installation
**What we do:**
Drop off materials (dumpster, shingles, underlayment, etc.) so we're ready to roll in the morning. Sometimes this happens same-day for smaller jobs.
**What you do:**
Move cars out of the driveway. Take down loose items from walls inside (the hammering vibrates). Let neighbors know there'll be noise. Make sure pets have a calm place to hang out.
### Installation Day(s)
Here's what happens:
**7:00 AM - Setup**
Crew arrives. We lay tarps to protect landscaping, set up safety equipment, get the dumpster positioned.
**7:30 AM - Tear-off begins**
Old shingles come off. This is the noisy part—lots of scraping, banging, material sliding into the dumpster. If you're working from home, this is when you might want noise-canceling headphones.
**Late morning - Deck inspection**
With the old roof off, we can see the plywood decking. Most roofs need a few sheets replaced where water got in or where nails worked loose. Significant damage—which is rare—can add time.
**Midday - Underlayment and ice/water shield**
The protective layer goes down before shingles. Ice and water shield along eaves, around chimneys, in valleys. Synthetic underlayment over the rest.
**Afternoon - Shingles**
The new roof goes on. This goes faster than tear-off. By late afternoon on a typical house, you're seeing a new roof take shape.
**End of day - Flashing and details**
Chimney flashing, vent boots, ridge cap. These details matter—most leaks happen at penetrations and transitions, not in the field of the roof.
**Final hour - Cleanup**
We're serious about this. Magnetic sweepers to catch nails. Visual inspection of the yard. Your property should look better than when we arrived, not worse.
### Day After
**Final inspection**
Someone walks around, checks everything, makes sure you're happy. This is when we'd address any concerns.
**Documentation**
Warranty information, photos of the completed work, any maintenance recommendations.
## What Makes Roofs Take Longer
### Complexity
A simple gable roof is fast. Add dormers, valleys, multiple levels, skylights, chimneys, weird angles—each one adds time. Complex roofs can take twice as long as simple ones of the same square footage.
### Existing damage
One or two sheets of plywood replaced? No big deal. Extensive rot or structural issues? Could add a full day.
### Multiple layers
Pennsylvania allows up to two layers of shingles. If you have two layers coming off, that's twice the tear-off time. (We rarely recommend adding a second layer—it usually makes more sense to start fresh.)
### Steep pitch
Anything over a 6:12 pitch requires extra safety equipment and slows the crew down. Very steep roofs (8:12 and up) take significantly longer.
### Weather
We don't work in rain or lightning. We can work in cold weather but it's slower. High winds make certain work unsafe. If weather interrupts, we'll pick up when it clears.
### Material type
Asphalt shingles are the fastest to install. Metal roofing takes longer—more precision required. Slate and tile? Those are measured in days to weeks, not hours.
## Weather: The Wild Card
In PA and NJ, weather is always a consideration.
**Spring:** Decent weather but random rain days. Plan for flexibility.
**Summer:** Usually the best working weather. Also the busiest season, so longer wait times to get on the schedule.
**Fall:** Great conditions but everyone wants to beat winter. Very busy.
**Winter:** We can roof in cold weather, but not below about 40°F for proper shingle adhesion. Snow or ice on the deck? Can't work. Cold weather slows everything down.
If rain hits mid-project, we'll cover exposed areas with tarps. Your house won't get wet inside—we plan for weather and protect everything before breaking for the day.
